Why should I maintain my vacant land?
Vacant land in Hawaii creates many problems that off-island owners often are unaware of. Overgrown trees drop branches or threaten structures while overgrown bushes and vines devour fences. Tree and brush roots destroy roads and foundations. Natural disasters like 2014's Hurricane Iselle were made worse when large trees on abandoned properties demolished homes. Invasive species propagate on unattended properties. And finally, homeowners associations can charge thousands of dollars in fines for bylaw violations related to these issues.

What is a TMK number?
A TMK, or Tax Map Key number is an identifier for property in Hawaii. It can be found on your property tax statemen and consists of six sections:
ISLAND - ZONE - SECTION - PLAT - PARCEL - CPR
An example of a TMK is 3-7-4-007-090-0000
(or in a condensed format: 3-7-4-7-90)
The first number designates the island. Hawaii (the Big Island) is 3, which is the only island Ovrsea is currently active on.
The second number (7) shows the zone. There are nine zones, also known as districts, on each island. Zone 7 is the North Kona district.
The third number (4) relates to a section in the zone. Each zone is divided into nine sections, and they are typically numbered in a clockwise direction in each zone.
The fourth (007) and fifth numbers (090) refer to the plat and the parcel.
The sixth section, CPR or Condominium Property Regime, indicates if the property is a condominium property, and which number the specific unit is.

Do you buy and/or sell vacant land?

Ovrsea is not a general contractor and does not oversee construction projects. However, we're happy to help with trusted referrals if you're looking for these types of services.

Do you manage agricultural tenants?
Collecting money on behalf of a property owner qualifies as property management and requires a real estate license. Like buying or selling property, Ovrsea does not provide this service but is happy to refer you to a qualified source for further help.

How much does your service cost?
A one-time fee of $74.95 includes "Before" photos of your property and a comprehensive quote for the service(s) of your choice. If you proceed, the cost of the quote will go towards your overall service fee.
The service fee includes project management of the work performed at your property and is 20% of the service price. This may be paid in a single or multiple or installments, depending on the service provider and the scope of the project
